Struggling to Navigate Bali's Property Market?

Invest in Bali without the guesswork, backed by one experienced team. Start with a free, no-obligation consultation whenever suits you.

Can a foreigner legally buy and own a villa in Bali?

Yes, but only through specific legal structures:

  • Leasehold (Hak Sewa) for an individual
  • Right to Build (Hak Guna Bangunan / HGB) or Right to Use (Hak Pakai)  title through Foreign-Owned Company (PT PMA)

Under Indonesian Law No. 5/1960, freehold titles (Hak Milik) are strictly reserved for Indonesian citizens.

Bali villas generate a high average gross rental yield of 10% to 15% annually. This outperforms the global average significantly. High-performing holiday rentals managed by top-tier operators in high-demand tourism hubs can see net yields climb to 12%-20%, driven by consistent year-round tourist arrivals.

  • Canggu: Highest occupancy rates but premium land entry costs.
  • Pererenan: Rapidly growing hotspots offering excellent capital appreciation.
  • Ubud: Ideal for health, eco-tourism, and wellness-focused villas.
  • North/East Bali (e.g., Seseh, Lovina): Emerging regions with cheaper entry prices and high future growth potential.

When acquiring a property, you should budget an extra 5% to 10% of the purchase price to cover transaction costs:

  • Notary Fees: 1% to 2% of the total transaction value.
  • Value Added Tax (VAT / PPN): 11% (applicable to primary market/new developer properties).
  • Transfer Tax (BPHTB): 5% of the government-assessed land value (NJOP), primarily applicable to freehold/HGB transfers.
  • Legal Due Diligence: $500 to $1,500 USD for an independent lawyer to verify land certificates and zoning compliance.

No, nominee arrangements are highly dangerous and legally invalid. Indonesian courts do not recognise these contracts. If a dispute arises, you risk losing your entire investment with zero legal recourse.

What zoning laws should I check before investing?

You must ensure the land is located in a Tourism Zone (Kawasan Pariwisata / Pink Zone). Learn the detailed Bali Land Zoning to ensure your property is located in a legal investment area.

Yes, but you cannot do it directly under a personal tourist visa. You must register via a PT PMA company holding the specific Villa Hospitality License (KBLI 55193).

The Indonesian government strictly enforces the Online Single Submission (OSS) licensing system. All commercial villas must possess a verified Business Identification Number (NIB), a valid building permit (PBG), and an operational safety certificate (SLF).

Yes, over half of our international investors buy and run their villas completely from overseas. Our villa management team ensures daily management and provides you with regular accounting statements and dividend payouts.

Operating a standard 2-to-3-bedroom holiday villa costs between $400 and $800 USD (approx. IDR 6.5M to 13M) monthly in fixed operational expenses. If you use a management company, these costs are typically subtracted from your booking revenues. Be sure to ask for a detailed quote before you decide to hire any service.
