Does iLot Property Bali provide funding or mortgages for overseas clients?
No. iLot Property Bali does not provide financing, funding, or mortgage facilities for property purchases. However, we assist overseas clients with administrative processes, including opening a local bank account and providing guidance on relevant requirements and procedures.

You’re welcome to bring your own architectural drawings or blueprint, or work together with our team to develop the design from the ground up. For clients who choose to continue with us through the full process, we may also offer added benefits as part of the package.

The cost of standard villa construction in Bali currently starts from $1,000 per sqm, and around $1,500 per sqm for luxury properties. The final price depends on design, site conditions, materials, finishes, and architectural complexity.

Around 12–18 months, from groundbreaking to handover, depending on design complexity, permits, site conditions, and construction requirements.

What is the difference between freehold and leasehold in Bali?
Freehold, or Hak Milik, provides indefinite ownership rights and is generally reserved for Indonesian citizens. Leasehold gives you the right to use and control a property for an agreed period and is one of the most common structures used by foreign investors in Bali.
Can foreigners buy land in Bali?
Foreigners cannot directly own freehold land (Hak Milik) in their personal name, as this ownership right is reserved for Indonesian citizens. However, foreign investors can legally secure property through a long-term leasehold arrangement or establish a PT PMA to acquire eligible land rights such as Hak Guna Bangunan (Right to Build), subject to applicable regulations.
How long can foreigners lease land in Bali?
Foreigners commonly enter into leasehold agreements for an initial term of around 25 to 30 years. Depending on the contract terms, the lease may include an option to extend for an additional period, allowing for a longer overall tenure.
